“Happy New Year!” is the refrain at this time of year.  And here at Lomenzo Properties, we are indeed off to a happy start!

On New Year’s Day, after several months of less than vigorous sales activity, we received FOUR offers from our clients on properties in price ranges from $200K to $2,000,000.  Interestingly, the properties are located in towns/villages  representing a wide range of Cape markets: DENNIS , CHATHAM,  WEST YARMOUTH and HARWICH PORT.  Two of the offers have been negotiated to acceptance and two more are in process.

Needless to say,  this kind of activity fuels our optimism for the upturn in the Cape Real Estate Market for 2010!  What are you waiting for ?!  :)

Cape Cod Real Estate Rebounding for the Season

Cape Cod Real Estate is rebounding from 3 long years of declining values.  The year-to-date change in Sales Volume of Single Family homes in Dennis and Brewster are leading the way for all of Cape Cod.  Brewster and Harwich are experiencing only slight declines in Median Prices, while Dennis is seeing a surge in Sales Volume to less than a 5% decline.  Cape Cod has shown amazing resilience this year as Sales Volume and Median Prices have dropped under 9%.  We call it a rebound.  You can call it – Opportunity!

Cape Cod Real Estate Stats – Dennis Leads the Positive Trend

October sales results indicate a recovery in unit sales and median prices for Dennis, Brewster and Barnstable.  While the rate of sales is down from last year, the rate of decline is half of September’s.  A good trend and time for Buyers to jump in!

Dennis MA Features Best of New England Golf

Dennis Pines and Dennis Highlands are two of the finest golf courses on the Cape and in New England for that matter.  When I moved to the Cape, 13 years ago, golf was considered a year-round, weather permitting sport.  From early Spring through most of Winter, playing golf in Dennis is a dream come true.  The tree lined Dennis Pines is a par 72 true test of golf from either tee.  Gold Championship tees are 7,000 yards to “think about it” while the Whites at 6,157 and Reds at 5,567 will still let you have fun.  The Highlands is shorter and much trickier.  Blue Tees can stretch you even at 6,464 yards and the Whites are 6,076 with the tantalizing Reds at 4,884.  Don’t be fooled by the length.  The greens have helped develop some of the finest amateur golfers on the Cape and the layout requires a true test of golf course management. 
So whether it is length or challenge that “drives” you, Dennis Golf has it all.  And if you are looking for a golf get-away, consider a ready-to-move-in CONDO AT OAK RUN IN EAST DENNIS. Drop your worries at the door step and grab your clubs from the walk-out basement.  You’re 5 minutes from the first tee!

An Historic Surprise!

Copy (1) of IMG_4019Folks still complain that when they bought their cherished piece of real estate in Dennis Village, Cape Cod, they had no idea that they were in an Historic area.  What a surprise!  A pleasant surprise for some and not so pleasant for others.  Living in the Historic areas of Cape Cod means  living with history.  However, it also means historic preservation and that means a Historic Committee will have to approve any designs or changes to your home. 

All the historic villages on The Cape have the same fundamental guidelines for architectural features, landscaping, paint colors, windows, cupolas, fences and even flag poles.  The benefits are the appearance and charm of all the towns and villages we  love so much on the Cape.  The down side is the restrictions and regulating that require extra steps and extra effort by the homeowner  to meet the guidelines of each Historic Committee. 

So don’t be surprised, be informed!
